Given the fact that the same design parameters for both methods (CFS and Conventional) are provided, we would expect them to perform the same if the design parameters are religiously followed for both methods but in terms of seismic because the connection of CFS/LGS system is by fastening. It acts like an axle that will follow the movement of the ground which has a bigger advantage compared to CHB or conventional. In this case, provided that the same design parameters, more often than not the chb will collapse first. Best scenario at the moment was the earthquake that happened recently in Mindanao. We have clientele there that built residential houses and yet no reported damages on the LGS buildings however those of chb houses have incurred major damages.
We don’t provide certificates geographically wise. Every continent, region and country have a zoning requirement that is being followed thus Evolution Homes doesn’t have any control on that. So, the local structural engineers should do the signing and sealing of the design. However, we provide consultancy for the design.
Normally we recommend Z275 (zinc coating of 275 grams/sqm). The structure is concealed and the possibility of it having been exposed to air and humidity is minimal and despite it having high zinc coating it will prevent it from rusting for years. However, the structure should be free from water leaks.
It's always on the preference of the client basically if they want to finish and have a faster occupancy then it’s the CFS. In terms of straightness the FCS is far better and more neat. Besides at the moment globally, CFS is more preferred than the conventional type.
Material cost would not be so far however the conventional method is more prone to error, re-works and imperfections. For CFS, the main savings would be on the manpower cost as you can save as much as 50%.
Depending on the finishing and complexity of the design, a standard two storey structure should be ready for occupancy in a matter of 45-60 days compared to conventional being 6-8 months or even a year.
Architects and engineers will be in-charge of the design, production and assembly of the LGS.
There will be a warranty clause stipulated in the contract on the scope of work you will avail. Normally it's within the responsibility of the builder. Rest assured that Evolution Homes has a technical assistant all throughout that will assist and guide you to every stage of the project.
If the location is within the parameters of a coastal area and the air is salty, we recommend using a higher zinc coating, most likely at least Z300 but Z275 will do it.
